Application Policies & Procedures

Please initial in the space provided for each requirement of the application process; This is to verify that you have read and understand the Von Wolff, LLC Application Policies & Procedures.

1. Misrepresentation: You will be denied rental if you misrepresent any information on the application. If misrepresentations are discovered after a lease is signed, your lease will be terminated.

2. Criminal History: You will be denied rental if, in the last 10 years, you have had an arrest or conviction of any type of crime that would be considered a serious threat to the property or other resident’s enjoyment of the premises, including the use, manufacture or distribution of controlled substances.

3. Evictions & Judgements: If you have ever been through a court ordered eviction or had any judgment against you for financial delinquency your application will be denied. This restriction MAY be waived if there is no more than one instance, the circumstance can be justified and you provide a qualified co-signer and/or pay a double security deposit.

4. Credit Record: Credit scores below 500 will result in immediate denial of an application. Credit scores below 600 may require a qualified co-signer and/or a double security deposit.

5. Landlord References: 5. You will be turned down if previous landlords report significant complaint levels of non-compliant activities, such as: criminal activity, non-payment or late payment of rent, non-sufficient funded checks, peace disturbance, property damage or failure to give proper notice to vacate. It is your responsibility to provide us with the information necessary to contact your past landlords. We reserve the right to deny you application if, after making a good faith effort, we are unable to verify your rental history. If you owned rather than rented your previous home, please provide your mortgage company contact information.

6. Pet Policy: At the discretion of Von Wolff, LLC acceptable pets will be allowed in all units. A pet deposit will be required. We do not allow any dangerous type breed of dog. We do not allow more than two pets per unit. Failure to specify accurate breed could result in termination of your lease. You will be responsible for your pet(s) in all aspects (i.e. barking, neighbor disturbance, contact with other dogs/humans or damages). Any of the following instances could result in the eviction of your pet, the termination of your lease and/or the cost of damages to be paid: Stains and/or tearing of floor coverings; A basement used as a kennel allowing for the smell/stains of animal feces to remain; And the infestation of fleas/pests. Also note that if applicable the fence is provided in as-is condition. We will not be held responsible for damage created by your pet, including but not limited to, an animal gaining access to the outside.
